A freehold going-concern holiday complex at Karumba Point: nine self-contained units on 2,204m² of land, with a three-bedroom owner’s residence and a three-bay garage.
Nine self-contained units on 2,204m² of freehold land in the heart of the tourist strip at Karumba Point, close to the Norman River boat ramps, the Sunset Tavern, cafés, a supermarket, the swimming pool, a roadhouse and a 9-hole golf course. The Family Holiday Cabins are well placed to capture the family and fisherman holiday market, offering an upmarket yet homely holiday feel.
The business consists of a split-level main residence with three bedrooms upstairs, an open-plan home, and two self-contained units on the ground floor with a self-contained office. Seven self-contained cabins have been tastefully designed and refurnished in the last four years, and all linen is owned and laundered onsite. The gardens are well planned and well planted around the holiday units.
The owner’s residence is a spacious high-set house with a large balcony on three sides overlooking the Norman River mouth. It has an open-plan kitchen, lounge and dining area, and three bedrooms with built-in wardrobes, and it is surprisingly private despite being in the main street. The residence, office and units have had a recent major repaint, with all previously unpainted steel rust proofed.
Cabins: all seven cabins and two units are fully self-contained and air-conditioned, with digital TV, microwave, twin hot plates, a 220 litre fridge/freezer, electric frypan, fly screens and two sets of linen and towels. Cabins 1–7 have a double bed and bunk beds, unit 8 has a double and two sets of bunks, and unit 9 has two double beds and bunks. There is a laundry with a large coin-operated commercial washing machine and dryer, and a large BBQ and outdoor dining area. The office includes furniture, and the 15.7 × 7.7 metre shed has a workshop area, washing machine, toilet and shower, plant and equipment, and two freezers.
Karumba is at the base of the Gulf of Carpentaria, with an average temperature of 29°C and a 10-month trading season. Cairns is a 7.5-hour drive east, and the airport is 2km away. Tourism, mining, fishing and cattle growth in the area support the accommodation and tourism industry.
